(Standard Policies)

Arrivals and departures

My Padre's recommended time of arrival is 3 to 4 p.m., with departure from 10 to 11 a.m. Depending upon availability, we will try to accommodate those who need early or late arrival and departure arrangements.


My Padre's accommodations are privately owned and are available for rent by our guests.. Students traveling without their families and 21 years of age or older can be accommodated in specific units. Special House Rules of the season (Spring Break) and individual accommodation rules may apply. Sorry, no house parties, no kegs, no "Beach Party Headquarters," etc. Reservations made under false pretenses will be subject to forfeiture of deposits and registration.


Rates are guaranteed upon receipt of your reservation, confirmation, and deposit within 7 days from request. Rates may change without notice prior to confirmation. Our rates may vary for similar accommodations depending on the quality, location, amenities, special features or special services. Ask about our promotional rates, discounts and incentives. Rates are subject to state and local tax of 13 % on stays of less than 30 days. Special rates may apply on selected properties during Spring Break, which is normally three weeks in March. Winter Texans planning long term stays may do so at special reduced rates.


Pets are allowed in selected accommodations. There is a one time service charge for each pet on authorized stays. Hopefully, we will not have unauthorized pets. If so, there will be additional charges.


My Padre's goal is to keep accommodations free of "emergency maintenance" during a guest's stay. Appliances, including air conditioners, do however  need occasional service. Please report any problem at once so that it may be addressed. We will service it in the shortest time possible. There are no guarantees against  failures of a general nature related to appliances, including air conditioners. Refunds will not be given for such failures. We will do our best to make your stay problem free.

Reservations/Reservation deposits

Reservations are made for specific properties, for specific dates. My Padre cannot guarantee specific unit availability, but will make every effort to accommodate and honor a request for a specific unit.  Reservations are confirmed upon receipt of an advance reservation deposit of $ 200.00, payable by cash, or credit card. No checks are accepted. An administrative fee of $ 28.00 will apply for each reservation. All deposits must be received within seven days after making your reservation. No warranty is stated or implied by our acceptance of your advance deposit. Upon receipt of deposit, a  confirmation will be emailed/mailed or faxed to you. The confirmation document will provide directions to our office for check-in, and serve as a receipt for your advance deposit and confirm the rate and dates reserved.   Deposits are Non-Refundable if cancelled after 30 days. This will also apply to cancellations for monthly and shortened stays. Sorry, no exceptions, and your cancellation will automatically waive your  right of dispute for the credit card charges. Reservations cancelled within 30 days of booking will be charged a processing fee of $ 50.00.

Security/Damage deposit

The "Reservation deposit" will be converted to a security/damage deposit upon your arrival. The "reservation deposit" will be applied to the balance due at check-in. An imprint will be made of your credit card and signed by the guest, then held to insure the accommodations are left in the same condition found upon arrival. Maximum occupancy limits should not be exceeded. All linen and all keys should also be returned.

Occupancy limits

Accommodations are privately owned and have different occupancy limits. We ask that your party not exceed the maximum accommodation limit. Guests not complying with this maximum occupancy limit will be asked to leave without refund. This number will be stated when checking availability and making your reservation. Sorry, extra guests are not allowed under any circumstances. This policy is strictly enforced.

The Maximum Occupancy Limits

  Efficiency condominium - 4 persons
   One bedroom condominium - 6 persons
  Two bedroom condominium - 6 persons
   Three bedroom condominium - 8 persons
   Four bedroom condominiums - 8 person

Housekeeping services

Some accommodations are fully furnished by the individual owner to include vacuums and laundry appliances and equipped for housekeeping by the guests. My Padre recommends that guests bring their beach towels, etc. Accommodations have a two to three day supply of soaps and paper products. Additional supplies are the responsibility of the guests.

Towels: Towels will be exchanged at the Island Services service center located adjacent to our main office between the hours of  9am to 5pm.

Linen: Linen is provided for each condominium based on the maximum occupancy limit and the sleeping accommodations. In some instances, there will be additional bedding in the unit with no linen provided. There is a small charge for exchange of linens
Extra Housekeeping is available. Please give us a 24-hour notice and we will clean at an additional cost.

Monthly rentals: Monthly rental guests can obtain weekly light housekeeping and towel and linen exchange at an additional cost. Towels and linens are supplied to and maintained by monthly guests.

Housekeeping Fees:           Efficiency: $ 39.00, One bedroom:  $ 49.00,   
                                             Two bedrooms  $ 60.00, Three bedrooms  $ 76.00


Payments of rental balances are due upon arrival. We accept cash, traveler's checks, Visa, MasterCard, American Express and Discover cards. Sorry, but we will not accept checks.


Guests are welcome to use our mailing address at each resort for personal mail. There is no warranty as to when mail will be available for pickup, however, we provide this as a service to our guests and we will do our best to provide prompt service, however, you must understand that this is only a " courtesy " and other services we provide do have priority. We cannot guarantee delivery at a particular time and take no responsibility for the condition of the mail,    i.e. damaged or opened.

A note to our  guests: The local Post Office is available and you will probably receive more timely service and security for your mail delivery.


Telephones may be available in your accommodations. Please charge all long distance calls to your credit card or home phone. There will be a $25.00 administrative charge in addition to the long distance charges on any calls charged to the property owner's telephone service.

Property Sales and Showings

All properties are individually owned and some are for sale. The showing of these properties to prospective purchasers may be scheduled during your stay. Normally a good time for property showings is noon to 3 p.m. We assure you a 24-hour notice of showings. We know you are on vacation and this will be explained to the potential purchaser. We want you to have a great time and we will do our best to prevent any inconvenience. We appreciate your cooperation. If you do not want to be disturbed, let us know and we will try to place you into accommodations that will not be shown.
